Interesting post! People often forget about dividends when quoting market returns, which can be very misleading especially over longer periods. I had a look at the effects of dividends on returns in a South African context – when you include dividends over the last 15 years it results in 300% extra returns! I’m pretty lazy, but I was wondering if it is possible to build a stock portfolio that pays the same value of dividends that an equivalent property purchase would pay in a rental income?
bonus marks if you can compare the capital appreciation as well
